The Project
The Other House Hotel, Covent Garden, is a high-end boutique hotel development in one of London’s most architecturally sensitive and logistically demanding locations. Fixfast supplied the SPIDI Max Helping Hand Bracket System in A4 316 stainless steel to support the rainscreen cladding package across the building’s principal elevations — a project that required a single, certified solution capable of handling variable cavity depths, non-combustible fire performance, and the rigorous compliance demands of a Building Safety Act-regulated external wall system.
The Challenge
The project presented three interlocking demands that a conventional bracket system would have struggled to resolve cleanly:
Variable cavity depths across elevations and floor levels — a function of the mixed-age building cluster — threatened to require multiple bracket types, complicating procurement and installation sequencing.
Fire safety compliance under the post-Grenfell regulatory framework required demonstrably non-combustible bracket materials, independent structural assessment, and a fully auditable documentation trail for the building’s Principal Designer and building control body.
Thermal performance targets demanded effective isolation at each bracket penetration through the insulation layer — without adding a separate installation step that could be missed under site conditions.
The Solution
The SPIDI Max system resolved all three challenges from a single product platform. Its patented single-bracket design serves as both fixed point and sliding point across cladding zone depths from 60mm to 600mm — covering every cavity condition on the project without additional components or separate SKUs. Pressed construction with engineered stiffening ribs delivers the structural performance required for the panel weights and wind loads calculated for this location.
On fire safety, the A4 316 stainless steel specification provided a non-combustible bracket assembly fully compliant with Approved Document B and the requirements of the Building Safety Act for higher-risk buildings. ETA approval, CE marking, and EN 1090 certification meant that Fixfast could supply the complete documentation package — mill certificates, execution class certification, and the ETA assessment report — forming part of the project’s golden thread of information. In a regulatory environment where material traceability and independent assessment are mandatory, not optional, this certification package was a specification prerequisite.
Pre-mounted 6mm Thermostop isolation pads addressed the thermal performance requirement at source, reducing point thermal transmittance at each bracket position and supporting the achievement of the specified envelope U-values without additional components or risk of on-site omission.
Results
Full fire safety compliance delivered — non-combustible stainless-steel construction, ETA/CE/EN 1090 certification, and complete golden thread documentation.
Single bracket type covered all cavity depths and both movement conditions across every elevation — no substitutions, no procurement delays.
